Marvel Realtors' ‘Assured Delivery’ campaign aims to deliver homes to their customers on the committed date




If there is one place in the world where you feel safe and secure, no matter what, it is your home. No wonder then, that people invest their hard-earned money in buying a place they can call their own. From taking loans of significant amounts from banks to researching about builders, from monitoring the day-to-day progress of the construction to getting all requisite documents in place, they take great pains to ensure that their dream home does not just remain a dream. From the day they book the flat to the day it gets ready, they are involved in each and every aspect of their prospective home. An emotional investment Buying a home is not just a financial investment, but an emotional journey as well. However, there are occasions when things do not go as planned. Ongoing construction projects sometimes get stalled or happen at a pace slower than expected (for various reasons), thus delaying the delivery date. This can get very frustrating for the home buyer who has invested his money, time, energy and emotions in his prospective dream home. Many a time, the wait is agonizing and endless. A 2013 study by property consultant Jones Lang LaSalle (JLL) India showed that nearly 25 per cent of housing projects across India face delays when it comes to delivery. Some of the reasons that can be attributed to delays include problems with regulatory approvals, poor project management, lack of commitment and paucity of funds with construction companies. Other reasons could be shortage of labour, low levels of productivity among labourers and erratic availability of raw materials. Whatever be the reason for the delay, the one who suffers the most is the home buyer. He not only suffers a financial setback, but an emotional one too. Not getting your house on time can have a domino effect on life’s other plans too and cause them to go awry as well. The bad part is in most such instances the consumer is powerless and has to resign himself to fate. There’s nothing much he can really do. Heralding change While delay in delivery of housing projects is a common occurrence, things are about to change if the latest initiative by Marvel Realtors is anything to go by. Their ‘Assured Delivery’ campaign aims to deliver homes to their customers on the committed date. This is not just an empty promise. If the company fails to do so, it will pay rent to the affected customers till the time their houses are given to them. In order to ensure that nothing gets in the way of timely delivery of their projects, Marvel will start their construction only when all the requisite sanctions and permissions are in place. They are using their substantial industry experience to invest in technology that enables faster construction without compromising on quality. They also plan to undertake smaller phases within a project so that they don’t go back on their promise. By way of ‘Assured Delivery’, Marvel aims to jolt the real estate industry out of its stupor and bring about a change in the way it treats project deliveries. Most of all, they want to gain the trust of home buyers and give them the peace of mind they deserve.
